What You'll Do
Property and Household Maintenance
- Provide on-site coverage across properties, acting as back-up to the Property Manager.
- Conduct regular walkthroughs of interiors and exteriors to identify and address maintenance or repair needs.
- Respond promptly to urgent property issues and alarms.
- Oversee daily readiness and appearance of properties, ensuring five-star/luxury standards.
- Support household events, family moves, and seasonal/holiday preparations.
- Serve as point of contact for household members; provide updates on projects and tasks.
- Collaborate with household staff as needed to provide updates on household and property operations, ensure they are aware of important issues that impact the efficient operations of the properties.
- Conduct regular maintenance inspections throughout the residence. Perform minor repairs and arrange for major repairs with appropriate contractor(s) following consultation with Head(s) of Household. Solicit competitive bids for projects as needed.
- Regularly maintain all mechanical equipment (HVAC, plumbing, water softener, refrigerator, ice maker, electrical and security systems) to ensure optimal efficiency and operation. Assist property manager in the written maintenance schedule.
- Maintain written maintenance records in accordance with current best practices.
- Ensure timely scheduling of all vendors. Maintain strong relationships and supervision of vendors while on property. Inspect all completed work to 5 star standards are met.
- Clean and organize garages and storage areas. Maintain cleanliness of interiors and exteriors of automobiles, fuel levels, and repair requirements.
- Maintain cleanliness and orderliness of trash receptacles, places receptacles out on scheduled collection days.
- Assist other household staff as needed on a priority basis, i.e., moving furniture, lifting heavy objects, etc.
- Assist with IT troubleshooting; coordinate with IT staff for special events and scheduling.
- Ensure outdoor areas (patios, pools, grills, hot tubs, seasonal equipment) are maintained in safe and ready condition.
- Must be proactive in ensuring the Head(s) of Household are made aware of important issues.
Grounds Maintenance
- Conduct daily grounds and exterior maintenance inspections. Perform minor repairs and arrange for major repairs with appropriate contractor(s) following consultation with Property Manager and Head(s) of Household when needed.
- Assist the property manager in overseeing gardening, mowing, and edging to ensure five-star quality within the flower beds and lawns. Consult with grounds team and/or vendors for use of appropriate sprays and fertilizers and pest control for grounds; schedule applications as needed.
- Assist the property manager to ensure all lawn maintenance equipment is maintained according to manufacturer's specifications, including all movers, blowers, edgers, saws, and string trimmers.
- Maintain operational readiness of small engines/batteries of recreational equipment needed for upkeep of premises; ensure adequate oil levels prior to use.
- Inspect painted surfaces, wood, stucco, stone, and grout conditions of exterior of residence; clean gutters periodically (may require bi-weekly cleaning in the fall).
- Ensure cleanliness and operational readiness of seasonal areas/equipment including outdoor patios, furniture, grills, swimming pool, hot tub, and other recreational items.
- Assist with holiday decorating, i.e., Christmas lighting, and special event requirements, i.e., table set up/tear down, etc.
- Maintain outdoor fixtures (eaves, gutters, troughs, etc.).
- Work with other staff to maintain appropriate inventory levels of necessary supplies.
- Perform special projects at request of Head(s) of Household; run errands as necessary.
- Must be available “on-call” for vendor access, delivery access, security alarms and other unforeseen issues and needs of the properties.
What You'll Bring
- Property management experience preferred.
- Must collaborate and communicate well.
- Valid driver’s license required.
- Must be mechanically inclined. Experience with equipment including ground maintenance, power tools and small engines required.
- General knowledge and basic skill level in household maintenance trades, such as mechanical, plumbing, electrical, HVAC, etc.
- Knowledgeable regarding proper care and maintenance of landscaping including lawn, trees, and shrubs.
- Must be a responsible, dedicated, dependable, and self-directed person of highest integrity; organized and reliable; positive in attitude; and one who demonstrates pride in the service which he/she provides.
- Responsibilities are conducted in the home of the client of RDV Staffing. The right candidate must genuinely be committed to collaborating with a team whose shared goal is to provide exemplary service.

Essential Physical Demands
- Required to wear appropriate employer-provided safety equipment in performance of job.
- Ability to lift sixty (60) pounds; occasional lifting up to eighty (80) pounds.
- Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
- Ability to safely operate power machinery and tools.
- Ability to work outdoors in all types of weather conditions.
