The Opportunity
The Grounds & Exterior Maintenance Technician is responsible for the overall upkeep, cleanliness, and presentation of exterior spaces, including pool areas, patios, decks, and surrounding grounds at private residences. This role ensures all outdoor environments are maintained to the highest standards of safety, appearance, and readiness for daily family use. Duties include light maintenance, cleaning, inspection, and preparation of outdoor areas to ensure an inviting and well-cared-for environment.

Location and Hours
This position is primarily in Orlando, Florida.

Approximately 20–25 hours per week with early morning hours (7:00 or 8:00 a.m. to 11:00 a.m.), 7 days per week, to ensure outdoor areas are fully prepared before family use.

What You'll Do

Pool Area

  • Skim the pool daily and verify mechanical vacuums are working properly.
  • Wipe down pool decks, chairs, and tables.
  • Remove and replace furniture covers based on weather conditions.
  • Ensure the pool area is tidy, organized, and ready each morning.
  • Inspect and maintain poolside furnishings, umbrellas, and accessories to ensure presentation standards.
  • Inflate pool toys or tubs and maintain the cleanliness of the pool storage room.

Grounds & Exterior

  • Sweep and clean decks, patios, and pathways.
  • Remove cobwebs from the pool house, boat house, and surrounding areas.
  • Remove cobwebs from all exterior porches.
  • Check for animal activity, damage, or debris around the property.
  • Inspect and wipe down outdoor lanterns, light fixtures, and exterior surfaces.
  • Ensure the front and sides of the house are clean and presentable at all times.
  • Remove or replace furniture covers on all exterior patios depending on weather conditions.
  • Perform light exterior cleaning and maintenance to maintain a “Five Star” appearance.
  • Additional duties may be assigned as property needs evolve.

General

  • Maintain accurate logs of maintenance and cleaning activities.
  • Report any property concerns or repairs needed promptly.
  • Ensure compliance with safety, health, and sanitation standards.
  • Exercise the highest level of confidentiality regarding the family’s personal and business matters.
  • Provide professional, discreet service at all times with a courteous and respectful demeanor.

What You'll Bring
  • High school diploma or equivalent required; certification in pool operations (e.g., Certified Pool Operator) or related technical field preferred.
  • Minimum of 1–2 years of experience in pool maintenance, mechanical repair, or residential property maintenance.
  • Grounds or landscaping experience preferred.
  • Ability to use hand and power tools safely and effectively.
  • Exceptional attention to detail and commitment to quality.
  • Proven ability to work independently with discretion and professionalism.
  • Valid driver’s license and reliable transportation required.

Essential Physical Requirements
  • Required to wear appropriate employer-provided safety equipment in performance of job.
  • Ability to lift forty (40) pounds to a maximum height of six (6) feet.
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
  • Ability to work with chemicals.
  • Ability to work outdoors in all types of weather conditions.
