The Opportunity
The Senior Property Manager provides leadership and oversight of preventative care and maintenance for properties owned by the principals and other assigned estates. This position also provides supervision and direct oversight for Property Manager(s), key property maintenance employees, and contractors at all assigned properties. Working closely with the Director of Properties and Household Operations, as well as the principal, the Senior Property Manager ensures all properties are well-maintained and operating efficiently.

What You'll Do
  • Provides oversight of grounds and household maintenance for all assigned properties.  Conducts periodic walk-through inspections to ensure all properties are maintained to principals’ specifications. 
  • Ensures out of area property readiness for any family or guest visits, working closely with the Household Operations and local contract service providers. 
  • Make recommendations on how assigned estates are best serviced and maintained.
  • As requested, provides information or assistance pertaining to transition planning and if necessary, actual transitioning of properties. 
  • Manages and is responsible for the oversight of assigned staff. 
  • Works closely with the Director of Properties and Household Operations, ensuring they are aware of important issues and proposing creative solutions that impact the operations of the properties. 
  • Maintains regular communication with the Property Manager and other direct reports. May communicate directly with grounds, maintenance and household staff. 
  • Leads by example and effectively manages change by clearly communicating expectations and soliciting feedback from the Property Manager and staff. 
  • Sets expectations, monitors performance, and communicates directions clearly and effectively to the Property Manager; evaluates performance on an annual basis.
  • Provides training and development to staff as needed. 
  • Identifies and evaluates staffing needs and makes recommendations for staffing requirements. Hires new staff as necessary. 
  • Maintains grounds and maintenance oversight of assigned shared assets ensuring that all expenses are tracked and billed appropriately.
  • Maintains expert knowledge of all household and properties systems (audio, visual, satellite, telephone, computer, security systems, heating and cooling, lighting, irrigation, appliances, and equipment) to ensure optimal efficiency and operation. Works with sub-contractors to help develop and learn mechanical and electronic systems. 
  • Provides oversight of maintenance contracts and oversees service providers as applicable to ensure high quality maintenance and presentation of all buildings and grounds.
  • Hires/schedules/monitors contractors and service providers for services not generally handled by the Property Managers including, but not limited to appliance maintenance, painters, plumbers, and other construction related services. 
  • Works with Accounting Manager to monitor, analyze and adjust utilities, service contracts, and annual operations expenses for the properties in conjunction with Property Manager.
  • Serves as project manager for special projects and construction related work at all properties. 
  • Solicits competitive bids as required. 
  • Reviews project plan(s) with applicable Property Manager. 
  • Oversees all work provided by contractors and employees. 
  • Ensures accurate maintenance schedules and records are kept for all household and commercial equipment. Replaces equipment as needed. 
  • Performs special projects at request of Director and/or Principal.

Essential Physical Demands
  • Ability to lift thirty (30) pounds to maximum height of six (6) feet. 
  • Ability to climb stairs, bend, kneel, and remain standing on feet for lengthy periods of time.
