The Opportunity

This position is responsible for providing “hands on” preventive care, daily maintenance, and handling of emerging issues of a private residential estate, as well as supervision of independent contractors and vendors for other maintenance and grounds related tasks.  This position will also be responsible for performing special projects and tasks related to the overall household as needed.

Duties and Responsibilities

Household Maintenance

  • Conduct regular maintenance inspections throughout residence and property. 
  • Perform minor repairs and arrange for major repairs with appropriate contractor(s) following consultation with Household Manager. 
  • Solicit competitive bids for projects as required; monitor work provided by contractors.
  • Clean and organize garages, attics, outdoor storage areas, and maintenance office; perform janitorial duties as necessary.
  • Regularly check house exterior, i.e. painted surfaces, wood, stone, etc., porches, patios, and fireplaces; clean and provide upkeep as needed.
  • Responsible for keeping projects on track to the intended scope, budget, and timelines including such items as budget approval, careful review and authorization of invoices, and various reporting, etc. 
  • Provide a list of regular inspections conducted.  Report findings as appropriate.
  • Maintain full stock of miscellaneous related supplies, i.e., batteries, light bulbs, cleaning products/equipment, etc.; ensure all light bulbs are in working order and replace promptly.
  • Develop and maintain an intimate working knowledge of all household systems (heating and cooling, humidifiers and dehumidifiers, interior and exterior lighting, appliances, electrical, security systems, recreational equipment, exercise equipment, emergency generators, plumbing, water softeners, sump pump, etc.) to ensure optimal efficiency and operation.  Regularly monitor and conduct (or arrange as needed) all related maintenance.
  • Develop and maintain an intimate working knowledge of all IT, audio/visual, and other related systems (audio, visual, telephone, etc.) to ensure optimal efficiency and operation.
  • Build small to medium-sized items such as cabinets, encasings, shelves, etc. as requested.
  • Coordinate exterminator service and treatments on a regular schedule.
  • Arrange for trash removal and put trash out for collection on scheduled days; maintain cleanliness and orderliness of trash receptacles; wash receptacles as needed; check trash compactor and outdoor receptacles daily.
  • Conduct regular checks throughout premises to ensure all light bulbs are in working order and replace bulbs as necessary; ensure adequate stock of miscellaneous supplies, i.e. batteries, light bulbs, cleaning products/equipment, filters, tools, etc.
  • Ensure doors are well-oiled to avoid squeaking.
  • Assist with miscellaneous tasks as needed, i.e. moving furniture, assembling household, furniture, or other Family items, etc.

Grounds Maintenance

  • Conduct regular grounds inspections throughout the property. 
  • Ensure cleanliness of porch and entryways, clearing any cobwebs, leaves & debris, etc.
  • Must be proactive in ensuring the Household Manager is made aware of important grounds issues.
  • Solicit competitive bids for projects as required; monitor work provided by contractors.
  • Supervise the work lawn care and landscaping services to ensure excellent quality of work.
  • Inspect painted surfaces, wood, stucco, stone, and grout conditions of exterior of residence; clean gutters as needed.
  • Inspect driveway at least once a year; arrange for repairs and preventive maintenance with contractor(s) following consultation with Household Manager.  Ensure dead or fallen tree limbs are promptly removed from driveway.
  • Ensure cleanliness and operational readiness of outdoor grill and fuel tanks.
  • Inspect outdoor lighting and sprinkler systems to ensure they are working properly.

Automobile Maintenance

  • Ensure proper paperwork is in each vehicle, i.e. registration, insurance, documentation, etc.
  • Ensure proper monthly maintenance is performed – oil changes, car washes etc.
  • Fill the vehicles with gas and wash the vehicles as necessary

General Responsibilities

  • Maintain accurate list and telephone numbers of service contractors and sub-contractors.
  • Maintain a positive working relationship with family members and co-workers.
  • Assist with holiday decorating, i.e. Christmas lighting, and special event requirements, table set up/tear down, etc.
  • Perform special projects at request of Principal(s) and/or Household Manager; run errands as necessary.
  • Maintain maintenance tracking, schedule, and documentation.
  • Must be available “on-call” for various unforeseen issues and needs of the property.
  • Serve as Project Manager for special projects related to maintenance and grounds related work at the residence.
  • Tear down and minor demolition related tasks as necessary

Education/Experience
  • Extensive “hands-on” maintenance experience required.

  • Supervision of landscaping/grounds experience required.

Essential Physical Demands
  • Required to wear employer-provided uniform when applicable.
  • Required to wear appropriate employer-provided safety equipment in performance of job.
  • Ability to lift fifty (50) pounds to a maximum height of six (6) feet; occasional lifting to eighty (80) pounds.
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
  • Ability to safely operate power machinery and lawn care tools, e.g. backpack blower, string trimmers, mowers, chain saw, skid steer loader, plow, snow blower, aerial lift, forklift, etc.
  • Ability to work outdoors in all types of weather conditions.
